The Maintenance Technician – Lead is responsible for performing advanced maintenance, repair, and preventive maintenance of building systems and equipment while providing day-to-day leadership and coordination of maintenance activities. This role supports the Facility Manager in overseeing vendor work, coordinating system shutdowns, and ensuring building operations, life safety systems, and mechanical infrastructure function safely and efficiently.
The Lead Technician serves as a working leader, distributing tasks, supporting vendor workflow, and ensuring high-quality service delivery across departments.

Key Responsibilities
Maintenance & Technical Duties
- Perform service, repair, and preventive maintenance on a wide variety of building equipment and systems.
- Troubleshoot mechanical, electrical, and plumbing (MEP) system issues using blueprints and specifications.
- Monitor and control building systems through the Building Automation System (BAS).
- Conduct inspections of building equipment, life safety systems, and card access systems.
- Investigate mechanical system issues and coordinate required shutdowns.
- Estimate labor and material requirements for repairs.
- Track maintenance schedules and equipment repair history.
Leadership & Coordination
- Assume leadership responsibilities in the absence of the supervisor, including:
- Work distribution and prioritization
- Coordination of daily activities
- Material procurement
- Associated administrative tasks
- Schedule and coordinate outside contractors for regular equipment maintenance.
- Supervise and escort vendors performing work onsite.
- Assist the Facility Manager with coordination and oversight of vendor-performed services.
- Support workflow improvements and promote a collaborative team environment.
Required Qualifications
- High School Diploma or GED required.
- 5–8 years of related maintenance experience required.
- Trade license preferred; multi-trade skillset strongly preferred.
- Experience with computer systems required, including:
- Web-based applications
- Microsoft Office (Outlook, Word, Excel, PowerPoint, Access)

Physical Requirements
- Medium physical demand role.
- Ability to exert up to 50 pounds occasionally and up to 20 pounds frequently.
- Position requires standing, walking, and moving throughout the majority of the shift.
- Work may include mechanical rooms, rooftops, and other facility environments.

Pay Range:
$34.65 – $46.63
The pay range listed for this position is the base hourly wage range the organization reasonably and in good faith expects to pay for this position at this time. Actual compensation is determined based on several factors, that may include seniority, education, training, relevant experience, relevant certifications, geography of work location, job responsibilities, or other applicable factors permissible by law. Compensation may exceed the base hourly rate depending on shift differentials, call pay, premium pay, overtime pay, and other additional pay practices, as applicable to the position and in accordance with the law.
